mcdonald's isn't a fast food restaurant it's a real estate company look they own 38 billion dollars in real estate making them the fifth largest holder of real estate in the world but how'd they get there see in order to be recession-proof mcdonald's doubled down on a really safe asset real estate and they boiled the perfect mcdonald's location down to a science they look for an intersection of two busy roads with a stoplight and choose the corner with the most parking available it must have fifty thousand square feet of empty space and five thousand square feet for the restaurant itself then because the whole world eats mcdonald's they have a constant pool of people wanting to own their restaurants so immediately mcdonald's will have a tenant on their land paying above market rates because it's a great business they sign a 20-year contract take a franchise fee and stipulate that that mcdonald's stay on their land the average mcdonald's makes 2.7 million dollars
